Netherlands-based online retailer VidaXL is ramping up its operations in Australia, by launching the build of a brand new 81,000 sq m national distribution centre in Melbourne.

The site will accommodate a total area under cover of 80,960 sq m, comprising a warehouse of 68,600 sq m and two offices that are designed to accommodate separate tenancies.
The news follows Amazon’s plans to build an even larger 200,000 sq m warehouse in Sydney, and DHL's announced distribution capacity expansion with a new centre shortly expected in Melbourne’s north.
But property experts aren't surprised by Australia's international appeal, with founder and director of Rethink Investing Scott O’Neill recently highlighting that commercial property stands to benefit from the predicted bounce in foreign arrivals.
“Look how good Sydney has done or, to a lesser degree, Melbourne, but you know, Brisbane, Perth, all these cities, how they’ve gone versus the big ones like London, New York, these big cities where people would traditionally invest in have had a pretty terrible 2020, and Australia looks like a safe haven. We’ve performed well,” said Mr O’Neill.
“The economy is quite strong. It bounced back quick and people want to live and invest here. And I think that’s going to be a trend we continue to see. So, there’ll be more high-net-worths trying to dispose of their money in Australia. And that’ll be across all sectors I think, and commercial property will really benefit from it.”
Commercial real estate experts JLL have also predicted that a high number of global investors will boost their presence in Australia as they look to take advantage of Australia’s economic growth, liveability attributes, transparent real estate markets and low volatility of returns.
According to the agency’s Australia and New Zealand investment market theme for 2021 report, 50 per cent of investors surveyed by JLL are planning to increase their exposure in Australia.
“The Latin phrase annus horribilis best describes 2020. The policy response to mitigate the downside risk of the economic crisis stemming from the pandemic was unprecedented in Australia and New Zealand. As a result, Australia and New Zealand are now well placed for a sustained economic recovery in 2021,” said JLL’s head of research for Australia, Andrew Ballantyne.
Mr Ballantyne explained that while the COVID pandemic brought the commercial property market to a standstill in the March to July period, as large parts of Australia were in lockdown, several transactions signalled a bounceback and strong demand in 2021.

While those needing to borrow money have interest rates on their side, those who traditionally keep large reserves of cash in other instruments – whether bank savings account or fixed-term cash products – are seeing their returns dwindle.
Both groups are now eyeing property, Mr O’Neill noted.
Speaking on a recent episode of The Smart Property Investment (SPI) Show, he opined that 2021 is going to be “a very positive year for property”.
“You’re almost forced to invest or you’ll see your money dwindle away in a bank account. And that’s a concern for people. So, investing, you’re almost forced into it when interest rates are this low,” Mr O’Neill said.
He cautioned new buyers, however, to beware of overpaying in the current market.
“2021 is it’s looking like the busiest, most high demand market I’ve ever seen. And it’s off the back of people not knowing what to do with their money. Confidence has, like I said, hit a seven-year high, and that’s trending upwards still. You don’t really meet anyone who’s talking down the property market anymore,” said Mr O’Neill.
“I think 2021 will be quite a good year for capital growth. But you got to be careful in these markets because you might overpay.”
Noting that “you’ve got to pick the right pockets”, Mr O’Neill added that 2021 will birth capital growth on the back of low supply and high demand, with lots of Aussies now very keen to invest.
“I’d say it’d probably be the best year for property in the last decade, I’d say. So that’s my prediction.
“But don’t just buy because you think it’s going to grow 5 per cent in the next six months. It’s about buying with the right fundamentals. So, back to business and that’s going to be good for property,” Mr O’Neill concluded.

Back in April, consumer sentiment crumbled as Aussies braced for the worst recession since the Great Depression, but today, sentiment is well and truly on the rebound with Aussies looking to put their money in property, Finder’s latest research suggested.
Graham Cooke, insights manager at Finder, said the recent uptick in buyer confidence is a good sign for the economy.
“This rebound in buyer confidence is indicative of increased economic activity over the past few months, along with an optimistic outlook for 2021.
“Not only did the Australian government do a better job than most at restricting the spread of COVID-19, but federal and state economic support measures helped prop up the property market.
“Now we’re seeing that house values in every capital city bar Melbourne are higher than they were compared the same time last year,” Mr Cooke said.
But consumers are not alone in predicting a boom, with 86 per cent of economists telling Finder that they expect prices to fully recover nationally this year.
According to CoreLogic data from December 2020, house values in Sydney are up 3.95 per cent year-on-year, with Brisbane values also up by 4.57 per cent during the same time period.
Mr Cooke said that prospective buyers should consider the pros and cons before taking the plunge in the current market.
“Low interest rates and government assistance packages like the First Home Loan Deposit Scheme put buyers in a strong position. The potential removal of stamp duty in NSW will be another boon for buyers and may spread to other states,” said Mr Cooke.
The Reserve Bank has confirmed that the cash rate will remain steady for three years, giving Aussies a high degree of confidence, but nevertheless economists are urging caution given the unpredictability of the COVID virus.
In a recent blog, Rich Harvey, buyer’s agent and CEO of propertybuyer.com.au, said that while buyers need to consider the “wobbles” – the unintended consequences that put the economy off track – they mustn’t let these throw their property plans off track.
He noted that while some commentators are suggesting there will be large volumes of mortgage defaults, the evidence is very scant.
“Savvy buyers think far more about the long term.
“They consider what the world will look like post-COVID and after the wobbles have passed,” Mr Harvey concluded.

“Despite the challenges of getting into the property market, young people are not giving up on the great Australian dream. In times of uncertainty, it is human nature to want stability, and this is what investing in property can provide,” said Susan Mitchell, chief executive of Mortgage Choice.
“The fact that first home buyers can now access the most competitive home loan rates on record and unprecedented levels of government support such as grants and schemes provides compelling incentives to act on property ownership dreams.”
Ms Mitchell also highlighted how the majority of Australians have changed their spending habits during the pandemic, with seven in 10 intending to maintain these improved financial habits moving forward.
According to the mortgage provider, 60 per cent of young people are looking to reduce spending to increase savings levels, while 43 per cent are applying for government grants in order to buy their first home.
“I would encourage home buyers who are navigating their way into first-time property purchase to enlist the help of an experienced mortgage broker to help them put their best foot forward,” Ms Mitchell said.
However, despite a growing optimism in purchasing a property, one in three Australians still has the minimal confidence in understanding and choosing the right home loan features for themselves.

In November, dwelling approval across commercial and residential properties rose by 2.6 per cent compared with October figures.
Daniel Rossi, director of construction statistics at the ABS highlighted the rise in new building approvals is a result of government stimulus measures aimed at boosting the economy due to the COVID-19 downturn.
“Approvals for private houses have surged 40 per cent since June. Federal and state housing stimulus measures and low interest rates have resulted in strong demand for detached dwellings,” he said.
“Approvals for private houses rose 6.1 per cent in November, while dwellings excluding houses remain at subdued levels, falling 3.9 per cent.”
HIA’s economist Angela Lillicrap said detached building approvals are continuing to go from strength to strength.
“HIA New Home Sales data suggests that detached house building approvals will continue to be strong over the coming months. The extension of HomeBuilder at the end of November is not a factor in this month’s result but will see the strength in detached house approvals extend into 2021,” she said.
While coming from a low level of activity, HIA state the Northern Territory has seen the largest improvement over the last three months with detached housing approval more than doubling by the same time last year.
“Western Australia follows closely behind with an increase of 89.1 per cent in the three months to November compared to the same period last year. This is due to the pent up demand for new housing in the state, combining with HomeBuilder and the state government stimulus measures,” Ms Lillicrap explained.
However, while detached houses are showing strong signs, multi-unit approvals have not experienced the same levels of growth.
“Multi-unit approvals remain 9.7 per cent lower in the three months to November 2020 compared to same time a year earlier,” concluded Ms Lillicrap.
“The multi-unit projects that gained approval in November likely commenced the planning and building approval process years ago.
“The apartment market is likely to be constrained going into 2021 due to slower population growth and a stronger preference for detached houses.”

Moving forward, he expressed that the closure of international borders, along with more affordable entry points and government stimulus, could encourage more younger Australians to start their real estate journey earlier.
“COVID has forced many younger Australians to either cancel or postpone the traditional post-university gap year, which means that they are starting in the workforce earlier,” he considered.
“With interest rates at all-time lows and plenty of government money available for first-time buyers in Western Australia, the temporary brakes on overseas gap years could also underpin real estate activity in 2021,” Mr Brien said.
The mining industry’s continuing recovery is also expected to be a boon for the local market, with around 1,000 workers expected to migrate to Western Australia for mining reasons each month of 2021.
Calling it “a major factor in market activity”, the CEO said mining companies are now more receptive to workers living in Western Australia rather than fly-in, fly-out as they did during the last boom.
“These people will need somewhere to live, and this demand will underpin rental and sales markets in Perth and regional cities such as Bunbury,” he expressed.
“That said, any sanctions by China on iron ore from Western Australia will have a major impact on this outlook.”
